Project description
TND real estate advised an institutional investor on the sale of the AIX portfolio, which was acquired by a fund managed by Rubens Capital Partners. The portfolio comprises 443 apartments, 130 parking spaces and garages, and one commercial unit, spread across 16 residential complexes.
The complexes are located in several regions in the central and northern Netherlands, including locations in Drenthe, Friesland, Gelderland, Groningen, North Holland, and South Holland. This portfolio is characterized by a differentiated composition of housing types and locations, which requires careful positioning in the market.
Some of the complexes already have a green energy label. For the other properties, Rubens Capital Partners will develop sustainability measures as part of its long-term strategy, where possible in collaboration with the relevant Homeowners’ Associations.
This transaction shows that even differentiated residential portfolios with diverse characteristics and active owners’ associations can be sold successfully when the structure, approach, and market strategy are carefully coordinated.
