Project description
On behalf of Elfi, we managed the sale of 122 recently completed mid-range rental apartments in Rijswijk. The buyer is a Dutch family office.
The units were completed in the fourth quarter of 2024 and are part of a large-scale transformation of former office buildings into sustainable housing. Urban Vista consists of two towers with a total of 122 apartments and three commercial units. The units are fully leased within the regulated mid-range rental segment, with a ten-year operating obligation.
Urban Vista is centrally located on Sir Winston Churchilllaan, within walking distance of Rijswijk station and the De Bogaard shopping center. Thanks to its proximity to the station and tram stop, The Hague is accessible within twenty minutes by public transportation.
The apartments feature high-quality finishes and have an energy rating of A++ or A+. The shared air-source heat pumps, electric boilers, and the use of sustainable materials contribute to the potential for obtaining a BREEAM ‘Very Good in Use’ certification.
