Using this shortlist, we design a process that matches the product and your portfolio objectives. This can range from a public tender to an off-market deal and everything in between. Does your organisation, government or regulator have specific requirements? We will seamlessly incorporate these into the procedure.
We then feed potential buyers in our marketing with extensive data and analyses of the local market, so that they are optimally positioned to work out their exploitation or divestment scenarios. To minimise surprises in the follow-up process, we also carry out thorough sales due diligence. As part of this, we draw up an indicative estimate, which enables us to accurately interpret the various scenarios of the purchasing party during the negotiations.
Buy side
Are you an investor looking to invest capital in residential property? Or do you need to grow and/or renew your existing property portfolio? Then TND is the right place for you. We work with you to determine your return objectives and risk profile, so that we can then search for suitable investments in a highly targeted manner.
Thanks to the scope of our network, we can offer you both on-market and off-market purchase opportunities. After an initial commercial review, we develop various scenarios that fit your investment strategy. With this underwriting, based on recent rental and purchase references, linked to our investment database, we will bid on your behalf and conduct negotiations to achieve a successful purchase.
In providing this advice, we draw on our up-to-date knowledge of developments in financing conditions, interest rates and return requirements. This is knowledge that we continuously acquire through discussions with banks and investors.
International investors
Over the past decade the activity of the foreign investors at the Dutch residential market increased massively. Currently the scope of many foreign investors has shifted to longterm investments. From that perspective we notice an increase in demand for new developments relative to the demand for standing investments in an earlier stage.
