Tricitta Portfolio

TND real estate advised Altera on the sale of two residential complexes from the Tricitta portfolio, located in Rotterdam and Baarn. The complexes were acquired by Opus Reale.

In Rotterdam, the transaction concerns 58 apartments with 58 parking spaces on the Hesseplaats in the Prins Alexander district, located above the Hesseplaats shopping centre and within walking distance of the metro station of the same name. The building, completed in 2011, comprises spacious three- and four-room apartments of 93 to 110 m² with green energy labels (A+ to A). The apartments are split into separate property rights and form part of an active owners’ association (VvE).

The complex in Baarn is located in the village centre, around the Bosstraat, Stationsweg and Nijverheidstraat. It concerns 22 recently upgraded apartments of 63 to 86 m², fitted with solar panels and HR++ glazing, with energy labels A to C.

Both complexes offer potential for individual unit sales as well as continued rental. This transaction shows that diversified residential complexes with varied characteristics and active owners’ associations can also be sold successfully when the structure, approach and market positioning are carefully aligned.
